A copy of the annual gas safety certificate must be issued to your tenants within 28 days and you are required to keep the certificate for at least two years. The CP12 certificate must be provided to new tenants when they move in.

A gas safety check differs from a gas service. An inspection of gas appliances, pipework, vents, and flues falls under a gas service, whereas an annual gas safety check includes the inspection of the correct operating pressure on all gas appliances.
Additionally, the appliance must have an adequate supply of air and burn gas properly. Appliances that are safe to use must have clear flues and chimneys so that gases and fumes can safely be emitted. All safety devices and cut-outs must be functioning correctly. To prepare for your gas safety check, make sure you have enough credit on your prepaid gas and/or electric meter to allow completion of the check and ensure that free access is available to your boiler and airing cupboard.
It's a good idea to keep pets and children out of the areas where the safety checks will be conducted. The presence of an adult is required for children under 16 years of age. Please do not touch any tools or equipment that the engineer is using inside your home.
